Please note: Per Florida Statute 162.21, anyone submitting a code violation report must provide their name and address. We cannot investigate code violation claims without this information.

Step 1.Confirm that your issue is within City of Kissimmee limits

Although your address may say Kissimmee, you might be in unincorporated Osceola County, where code enforcement services are handled by Osceola County Code Enforcement. Make sure you're in Kissimmee city limits before you continue.

Step 2.Check if your issue is a city code violation

Common code violations include: 
  • Overgrown yard or trash in yard
  • Cars parked in the yard
  • Abandoned or inoperable vehicles
  • Major vehicle repairs in residential districts
  • Commercial vehicles over 8,000 pounds parked on the street or in a lot
  • Construction without a permit
  • Illegal signage
  • Unsafe conditions

Step 3.Report the violation by phone

Step 4.We will send a code enforcement officer

If the violation is within city limits and violates city code, we will send an inspector to the property you have reported within two business days. If there is a violation, the owner will receive instructions for correcting it. 

Step 5.What happens next?

Property owners found to be in violation of  City codes and regulations are notified of the violation and given an opportunity to correct the situation without further action. Most complaints are resolved after the initial contact. 

If a resolution to a violation cannot be resolved at the staff level, action by the Code Enforcement Special Magistrate might be warranted to pursue other avenues to force compliance.  

The Special Magistrate is empowered to hear and resolve cases brought to them by the Code Enforcement staff.  Meetings are held on the second Monday of each month in the City Commission Chambers at Kissimmee City Hall, located at 101 Church Street, in downtown Kissimmee.

You won't receive automatic updates on the case after reporting, but you can call for an update at 407-518-2133. We can tell you whether it has been resolved, if it has gone before the Code Enforcement Special Magistrate, or if a lien has been placed on the property. Because the responsiveness of property owners and Code Enforcement Special Magistrate timelines vary, we will not be able to give you an estimate of how long the process will take.
